Gas Safety Certificates
The Gas Safety (Installation and Use) Regulations 1998 place a duty on all landlords and property managers to carry out an annual gas safety check every 12 months, and to arrange regular maintenance of all pipe work, appliances and flues within your properties.
These must be undertaken by Gas Safe Registered engineers. Upon completion of a check, a Gas Safety Certificate is issued, certifying that the check has been carried out, any problems or defects have been identified and rectified, and the results comply with the provisions of the Gas Safety Regulations.
Records of the safety checks must be provided to new tenants when they sign the lease, and thereafter, on a yearly basis, within 28 days of a check being carried out. Certificates and safety checks should then be retained for at least 2 years.

The checks cover all systems and gas appliances including fires, cookers and ovens. We carry out full initial inspections, and then advise you of the results. If any work is needed to remedy problems or faults before a certificate can be issued, we tell you what is required, and how much it will cost, before undertaking the work.
On completion of the work, we complete all the paperwork and issue the statement and certificate confirming that the property meets the requirements of the Gas Safety (Installation and Use) Regulations 1998.
